Epic Games merilis Unreal Engine 3 mereka secara gratis. yup, gratis.
Namanya UDK, Unreal Development Kit, bisa didownload gratis dan bisa digunakan gratis untuk pendidikan dan proyek non-komersil.
ini fitur2nya, langsung copas dari website NVIDIA:

* Unreal Gemini multithreaded rendering system with support for all modern rendering and shading techniques, advanced lighting and shadowing, ambient occlusion and a powerful material system for creating complex shaders on the fly.

Free of charge buat dipake sendiri/belajar.
Kalo gak salah nangkep dari baca lisensinya, basically, kalo gamenya mau dijual, kita harus bayar $99 ke Epic (biaya tetap per game yg dibuat)
Kalo keuntungan dari penjualannya diatas $5000, maka kita wajib membayar 25% dari selisih keuntungan (total laba-$5000). Jadi kalo kita dapet laba total $15000, kita perlu bayar ($15000-$5000)x25% = $2500 ke Epic.
Kalo keuntungan kita dibawah $5000, ya gak usah bayar

Karena pembayaran royalti utamanya gak pake biaya fix dan relatif berdasarkan keuntungan kita (bila diatas $5000), menurutku sih lumayan menarik buat dipakai membuat game secara komersil.

haha itu freeware, shareware itu berarti didistribusikan free trial biasanya lewat mass medium.

kembali ke license.. kayanya asik tuh bisa buat main2 tapi buat freeware aja kayanya ga boleh soalnya di lisensinya bilang ga boleh ada sisi komersial "direct or indirectly" yang sangat berarti luas. Kesimpulannya : personal use only - no distribution
